January 2012

Industrial Lettings & Rating Advice -


Turner & Company acted on behalf of one of the world's leading RF manufacturers in providing rating advice associated with their premises at Madley, Hereford.

Units 11 & 12 Dene Industrial Park was let on a 2 year lease to ML Sports Limited. The premises, which are located on the outskirts of Kingstone, provide 2,281sqft of industrial space.

Unit 11 Marshall Business Centre has been let to the expanding Hereford based bike dealer Chaingang Cycles who also occupy the adjoining unit. The modern unit provides 1,513sqft of industrial space.

Various Retail & Office Lettings -


Turner & Company enjoyed a productive December and acted in several lettings including the following:

7 Commercial Road has been let to the LIFE Charity on a 3 year lease. The ground floor lock up shop provided 467sqft of ground floor sales and ancillary.

34 Eign Gate was let to an independent mobile phone accessories shop for a term of 7 years. The shop extended to 305sqft ITZA. In addition there were first and second floor ancillary areas of 210sqft.

The Former Job Centre in Bye Street, Ledbury has been let to the Co-operative Funeral Services on a 10 year lease. The property has 630sqft of ground floor sales and a further 502sqft of first floor ancillary. The property also benefits from car parking for at least 4 heciles.

The First Floor Office Suite at Thorpe House has been let to the established firm of solicitors Harrison Clark. The office suite extended to 1,158sqft and included on parking space. A 5 year lease was agreed.

Suite 2 Peregrine House has been let to Special Projects & Services Limited on a 3 year term. The attractive, 902sqft, out-of-town office suite covered both ground and first floor and included 7 car parking spaces.


November 2011

Industrial Disposal -


Unit 28 Beech Business Park, which provided 1,254sqft of industrial space on the established estate has been sold to Imperial Properties (Hereford) limited and subsequently let out to a private individual.


October 2011

Investment Advice -


Turner & Company provided investment advice to a private client in relation to a local multi-let property together with various bank valuations across the county.


September 2011

Retail Lettings -


64 Widemarsh Street has been let to S&L Cash Crunchers on a 5 year term. The accommodation provides the tenant with 488sqft of retail space. Turner & Company have now been instructed to let 80 Widemarsh Street, which offers 262sqft of ground floor sales and benefits from a separate storage area.


August 2011

Retail Warehouse Lettings -


Part of the former Wessex Garage on Holmer Road has been let to Evans Farm Supplies Limited on a 10 year term. The accommodation extends to 2,300sqft and provides the company with excellent frontage on to the A49. The former Wessex Garage now houses both Evans Farm Supplies and Tile Giant and following this deal there is now only one unit currently available which extends to 11,488sqft.

Deals Winner 2011 -


Turner & Company undertook a series of valuations including a valuation for tax purposes on a substantial, multi-let, leisure property.

Following a successful 2011, Turner & Company has been recognised as the most active agent in Herefordshire by winning the EGI 2011 Deals Competition.


June 2011

Office and Industrial Lettings -


Suite 3 on the second floor of Thorpe House was let to Christrian Broadcasting Network for a 4 year term. This suite extends to 1,347sqft and will accommodate the existing accommodation CBN have within the building.

Lease renewals were agreed at Units 7, 8 & 9 Tarsmill Court on behalf of PRP Polymer Engineering. The agreed floor area of these units extend to 7,631sqft. A further lease renewal took place in relation to the same client at Unit 10 Tarsmill Court and the agreed floor area was 3,842sqft and both lease renewals were settled with Herefordshire Council.


May 2011

Various Disposals -


Acting on behalf of private investors Turner & Company let 21 Eign Gate to a private individual for a 5 year term. The lease incorportes one break clause and has a 3 month rent free period. The retail area had an ITZA of 478sqft together with ancillary ground floor accommodation and 433sqft at first floor level together with 331 sqft at second floor level.

Charlton House was let by Turner & Company to HW Hereford Limited for a 10 year lease incorporating a 5 yearly rent review and break clause. This building extended to 1,184sqft at ground and first floor level and had no parking available.

On behalf of private clients 125 Eign Street was let by Turner & Company on a 3 year lease. The property was let to a private individual on a stepped rent with no rent free or break clause. The asking rent was £7,000 per annum.


April 2011

Trade Park Sale -


Unit 5 Hereford Trade Park was sold by Turner & Company on bhealf of a private client to a motor factor distributor. The building extended to 5,051sqft of good quality, modern building with associated parking.

Poultry Services Limited took a 3 year lease of Unit 2a Premier Business Park. This building extended to 2,019sqft including offices on ground and first floor level.

Also effective in April Turner & Company agreed a lease renewal in respect of 10 King Street to Lloyds Pharmacy in relation to a 10 year lease incorporating 5 yearly rent review and break clause. This unit extended to 488sqft in terms of Zone A. In addition there was ground floor ancillary accommodation extending to around 860sqft.

Unit 2 Marshall Business Centre was let by Turner & Company to AJP Decorators on a 3 year lease with no rent free period or break clause. The asking rent was £2,000 per annum.

In addition, Unit 4 Marshall Business Centre was let to a private individual on a short lease.

The Arrow Room at Marshall Business Centre was let to Prima Taxis on a 3 year lease incorporating one break clause.


February 2011

Office Sales -


On behalf of private investors Turner & Company agreed a short 2 year lease contracted outside of the Landlord & Tenant Act to Mostyns plc in relation to 11 Eign Gate.

In the same month the sae of St Ethelberts House was completed to Hereford Mortgage Bureaux and this three storey property (with basement) extended to over 3,000sqft and had around 10 car parking spaces.


January 2011

Retail Lettings -


Turner & Company acted in the letting of 9 High Street to Phones 4 U Limited on a 5 year lease incorporating a short rent free period and one break option. The property extended to 1,455sqft of ground floor sales together with a further 1,011sqft basement sales with additional ancillary accommodation.

28 Eign Gate was let by Turner & Company on a 5 year agreement incorporating a rent free period. The property extended to 214sqft in terms of Zone A together with additional ground floor ancillary accommodation of 161sqft, first floor of 186sqft and second floor of 106sqft.

Unit 3 Marshall Business Centre was let to Focus on Flooring on a 3 year lease. The asking rent was £4,000 per annum.


December 2010

Office & Industrial Lettings -


The Dorset Ale Storehouse was let by Turner & Company to Hrefordshire Infosec Limited on a 5 year lease incorporating a half way break option and no rent review. The property extends to 1,162sqft at ground floor level together with a further 1,195sqft at upper floor level and there are 3 car parking spaces. The asking rent was £20,000 per annum.

Unit 17b Thorn Business Park was let to STP Motor Sports for around 6 1/2 hears. This unit extended to 2,009sqft on the ground floor together with a further 991sft of mezzanine storage and offices. A 3 month rent free period was agreed.

A lease renewal was agreed at The Flutings on Westfield Trading Estate. This substantial unit extended to 27,643sqft and a 5 year agreement was reached with a rent review after 3 years.


November 2010

Various Disposals -


Turner & Company let 38 Bridge Street to Art 360 Limited on a short term lease whilst at the same property the first and second floor offices were let to McKelvie Solutions Limited for a 3 year lease incorporating a short rent free period.


October 2010

Retail & OfficeLettings -


Acting on behalf of Ataghan Limited, Turner & Company have let 49 Eign Gate to Funeral Services Limited (a subsidiary of the Co-Op) on a long term lease with short rent free period and a number of breakclauses.

In addition a lease renewal was agreed in rspect of 53 Broad Street which is tenanted by Greggs plc. A 10 year lease was agreed with 5 yearly rent review and breakclause.

Two office lettings were completed at Unit 1b Thorn Business Park.


September 2010

Various Deals This Month -


7/9 Maylord Street was sold by Turner & Company for administrators and achieved close to the £205,000 asking price. The premises were let to private tenants at a rent of £20,800 per annum on lease due to expire in 2014. The sale shows a net initial yield of 10.33% which reflects a number of issues with the property.

Unit 9 Imperial Buisness Centre has been let by Turner & Company to IA Technology Limited on a 3 year agreement incorporating a short rent free period. The property extended to 1,699sqft ground floor accommodation together with 1,198sqft of first floor office accommodation and had the benefit of a private yard. The asking rental was £9,500 per annum.

1 Staniers Way was sold on behalf of Receivers to the Wye Valley Group. The building extended to 91,432sqft on a 5 acre site.


August 2010

Express Bathrooms & Lily Oliver - Retail Lettings -


50 Broad Street was let to Express Bathrooms on a 5 year lease incorporating a short rent free period. The property extends to 802sqft of sales together with rear ground floor offices and storage together with an ancillary basement.

Turner & Company let 1 King Street to Lily Oliver Bridal Wear on a 3 year lease incorporating a short rent free period. The property comprises 390sqft at first floor level and 799sqft at second floor level.


July 2010

Devant Designs Sign Up and New Lease to Domestic Repair Centre -


Turner & Company let 11 Grandstand Business Centre to Devant Designs Limited on a 5 year lease with flexible terms. The building extended to 2,523sqft at ground floor level together with first floor office accommodation extending to 268sqft and further mezzanine storage of 1,096sqft.

8/8a Belmont Road was let to the Domestic Repair Centre on a 8 year lease, subject to an agreed rent free period. The unit extends to 1,931sqft at ground floor sales together with additional storage accommodation. Turner & Company acted on behalf of One Stop Shop Limited.

Shop Letting - Lettings


Acting on behalf of Novaheights Limited, Turner & Company have let 24a King Street to Williams Estate Agents on a 10 year lease. A short rent free period was agreed and the tenant took one car park space.

At 56 Broad Street Pleasance & Harper took a ten year lease, subject to a rent free period, which is effectively on full repairing and insuring terms. The property has ground floor sales extending to 618sqft, together with additional ground floor storage and ancillary accommondation at upper floor level and basement.

British Red Cross sign 15 year term - Industrial letting


Acting on behalf of private investors, Turner & Company have let Unit 6 Harrow Road to British Red Cross on a 15 year term at £20,000 per annum. The property extends to 3,965 sqft on a site extending to 0.47 acres.

Various office deals stuck this month - Office lettings


Acting on behalf of Novaheights Limited we have recently completed the letting of Suite 4 Thorpe House, King Street to the Christian Broadcasting Network on a 5 year lease. The premises extend to 1,437 sqft and were marketed at £13,000 per annum.

A successful letting took place at Packers House, 22/24 West Street where, on behalf of Kerguelen Investments Limited, Turner & Company let a large ground floor suite extending to 2,670 sqft to JJP Training Limited.

Acting on behalf of Finbar Investments Limited we have let an office suite extending to 1,343 sqft to Anglian Windows Limited at 52 Broad Street, Hereford. The tenants took a 5 year lease on effectively full repairing and insuring terms.
